Will Polish Property Weather the Credit Crunch ?
Submitted by timhill on Thu, 19/06/2008 - 1:30pm.Property values are made up of two parts, their real value (or for insurance purposes their rebuild cost) and their confidence value. In recent decades the latter element has,in many areas, become the larger part of a property’s price.
When doomsayers proclaim the market is “15% over priced and there will need to be a correction” they are really expecting confidence to decrease. In America that is exactly what has happened and for good reason considering the reckless actions of many banks who cannot now recover bad debts.

Two Reasons Why The Credit Crunch is Good News for Polish Property?
Submitted by timhill on Thu, 19/06/2008 - 1:30pm.Wherever we turn stories of the global credit crunch are edged with gloom but, even though I work in the property business and have a real estate portfolio, this could be one of the best events of modern times. No where more is this true than Poland.
Polish lenders have always been extremely prudent when it came to loans secured against property and so the tightening criteria for borrowing in other countries has passed without notice here. Those who could not get a loan two years ago, still can’t get one today.

How Safe is Property in a World Recession?
Submitted by timhill on Fri, 18/04/2008 - 12:17pm.In the seminars I regularly give on Polish Property one of the most common questions is, "What if property prices crash?".
They do from time to time but my reply is simple, "Where else would you put your money?".
If you want no risk at all put your money in the bank. You will get a low interest rate on your savings but it is one you can rely on.

Discovering Poland
Submitted by timhill on Fri, 04/04/2008 - 12:03pm.We all like to travel to a country worse than our own from time to time.We might want to deny it but it makes us feel good. Not conceitedarrogance but a sort of thankfulness that we got a birthplace a littlemore fortunate than someone else’s.
So when I set off to visit Poland for the first time I did not expect to finda country so impressive that I would be making plans to move therewithin 48 hours of arrival.
