Deadly Reason # 4: The Deadly Express Effect
“Property Prices About To Crash!”, “Property Bubble Bursting” and “Interest Rates About To Rise”
These are the headlines easily found on the newspapers outside any garage in the country, particularly in the more “downmarket” newspapers. Then, in the following few months, you will see….
“House Prices Continue To Rise”, “First Time Buyers Unable To Get On Ladder” and “Nurses & Other Key Workers Unable To Buy”
They are all negative headlines but what is behind all of them? The simple – and positive for some - fact that property prices largely go in only one direction. And that is “up”.
Supply and demand, see? They are not making any more land, and we need a town the size of Milton Keynes to be built every year in the South East to satisfy demand and are they building any more Milton Keynes? Not that I’ve noticed.
If you go to the Office Of The Deputy Prime Minister’s website, online, you will find masses of statistics to prove that, overall, property prices in this country (the UK) double every 7-10 years. And have done since they started keeping records.
That means that, if you buy a flat for £100,000 today, you will make £100,000 over the next 7-10 years, without having to work for it or pay tax on it. If you own a house worth £250,000 you will make a quarter of a million great british pounds in the next 7-10 years. If you own a million pounds worth of property, you will make a million in the next 7-10 years.
Regardless of how much the mortgage is, on that property.
But because of what Maria Davies (millionaire property investor friend of mine) calls the “Deadly Express” factor, nobody believes it.
Try asking your mum or dad what they bought their first house for, and then do the sums. And then ask yourself what that could mean for you….
How else can you make that kind of money? Passively?
